Cordoba has provided construction management services on a variety of public infrastructure projects throughout California, spanning the transportation, educational facilities, water, and energy sectors. Our construction management staff includes architects, engineers, and construction specialists, all of whom are highly trained, seasoned experts in their field. As a result of this extensive project and staff experience, we are able to offer the full range of core Construction Management (CM) services.
Our Construction Management Team offers services for every phase of the construction process, from the Programming and Design Phases to Procurement, Construction, and Project Closeout.
In addition to the traditional list of CM services, Cordoba has also successfully delivered Inspection Services on a number of significant projects. These include 24-hour inspection services for the Inland Feeder Pipeline project, environmental monitoring and track and systems inspections during the BART extension into San Francisco International Airport, and civil and concrete inspections for a recent reservoir replacement project.
From beginning to end, Cordoba is deeply involved in the success of each construction project. Our team is fueled by the commitment to make a difference in communities with each project. Our suite of Construction Management services includes:
Project Start-Up- Develop and apply Project Control Systems using Primavera Project Planner
- Bid package review
- Prepare cash flow projections and make appropriate forecasts
- Establish communications protocols, while including project consultants
- Review and expedite approval of contractor's Submittals, Safety Plan, Schedule of Values, PLA, OCIP, and other condition-related items.
- Conduct Pre-Construction conference and coordinate subcontractor requirements
Construction and Installation
- Monitor on-site construction activities
- Review and prepare payment recommendations for all invoices
- Negotiate scope of change orders (as applicable)
- Expedite development of schedule recovery strategies
- Coordinate activities of direct purchase vendors
- Conduct and document project coordination meetings
- Work to resolve disputes quickly and informally
- Distribute monthly progress reports
- Maintain all types of project documentation, including commissioning
Project Close-Out
- Expedite "substantial completion" and final inspections
- Monitor correction of punch-list items
- Review contractor and vendor submission of all required documents
- Coordinate commissioning, user training, and transfer of project manuals and property operations to owner
- Schedule, coordinate and assist with Move-In Activities, and coordinate installation of office
Post-Occupancy
- Coordinate Final DSA Closeout Certification and Preparation of "As-Builts"
