Long Beach Community College District

The Long Beach Community College District (LBCCD) turned to Cordoba Corporation to manage their bond program after needing to transition from the consulting firm originally hired to complete the project.  Since that time, LBCCD and Cordoba have completed more than $300 million in construction projects and successfully passed a second bond measure bringing the total bond funding available to $770 million.

Cordoba Corporation has provided a variety of services over the years, including development and planning, area-wide planning, design management, project controls, financial analysis, project management, and construction management.

Hitting the Ground Running

At Long Beach City College we began program management services before the completion of a master plan. Using elements from available studies, wish lists, and stakeholder needs, Cordoba Corporation immediately identified a list of quick start projects that could be stared in conjunction with projects already underway. This careful planning and inclusion of key stakeholders helped LBCCD’s Bond Program remain on track and surpass older bond programs in the Los Angeles area.

Building Consensus with Stakeholders and the Community

Our successful work at the Long Beach Community College District requires constant interface with local and statewide agencies as well as with local stakeholders. Each of the construction projects managed by our staff requires coordination with the state and local agencies, including the Division of the State Architect. To keep stakeholders informed of the progress at LBCCD, Cordoba routinely makes presentations to the District’ Citizens Oversight Committee and manages a website with frequent updates. The Citizen’s Oversight Committee recently published the findings of its annual audit (2015) and found the program to be in complete compliance with all requirements and goals established by the District and its constituents. Cordoba Corporation’s management and efforts are key in this success.

Developing Sustainable Projects

Cordoba Corporation has assisted LBCCD in developing several sustainable projects including several that have achieved LEED certification.  LBCCD and Cordoba recently completed construction of the $52.1 million Mathematics and Technology Center at the Liberal Arts Campus. The building houses the Math and Culinary Arts Departments and contains a total of 25 new classrooms, including production, baking, pastry and multi-use kitchens, along with two mathematics labs. The building received a Platinum LEED certification from the U.S. Green Building Council for its use of energy efficient features including an underground storm water retention system, and water efficient fixtures in the bathrooms and kitchens.
